There are a lot of technical Documents and terminologies involved around loans. It could be a land loan or a home loan. Here we are discussing home loan only. Bank need to go through with a very stringent scrutiny of documents. Here is the list of important documents required.

Land

  1. Original measurement plan
  2.  Latest demarcation
  3. Statement of area of the holding by triangulation method / CADD from the qualified technical personnel or architect with an affidavit from the owner in regard to the area in the form prescribed by the authority.
  4. Latest zone certificate
  5. Land ownership –freehold/leasehold /easement
  6. A self attested copy of sub-division/layout out of land approved by the concerned authority, if any
  7. In the case of land leased by the govt. or local authorities, NOC of govt. or such authorities shall be obtained if there is deviation from lease conditions and shall be attached to the application for development permission in respect of such land. Such NOC shall also be necessary, where, development proposal proposes to utilize FSI more than mentioned in the lease deed.
  8. Copy of DP plan showing road line and adjoining road width
  9. Title and search report – including all ferfar/mutations and old chain of deeds copies 
  10. Court orders – land litigations if any
  11. Encumbrances certificate
  12. Copy of NA from govt. authorities
  13. Sanctioned approved layout –if land is in plotting scheme
  14. Development agreement / power of attorney with land owner in case of joint venture

Building

  1. Permissible FS I and boundaries 
  2. Sanctioned approved plans
  3. RERA registration certificate
  4. In case of development /construction of buildings requiring clearance from the authorities like civil aviation authorities, railways, directorate of industries, pollution control board, the relevant NOC from these authorities.
  5. The building scheme shall be cleared by fire officer 
  6. Commencement certificate
  7. Detailed estimate of construction cost.
  8. Completion certificate
  9. NOC from water, electricity, sewerage, firefighting authorities etc 
  10. Occupancy certificate
  11. Possession certificate
  12. Structural stability certificate
